The Process...The Homebuyer’s Assistance Program Process:
Step 1 – Apply at Own Any Home
- You (the “Client”) submit an application (via Web, fax, mail, phone) to establish your pre-qualification. Be sure to indicate on your application, that you want to participate with The Homebuyer’s Assistance Program.
- Krystal Financial Services, Inc. will review your application and will conduct an informational conference call. If you are unable to attend a conference, you must arrange a separate phone call with a member of our staff.
- During the follow up call, we will discuss detailed figures and scenarios with you and determine if we will proceed to the next step of the program.
Step 2 - Enroll
- Upon acceptance into the Homebuyer’s Assistance Program, we will collect a retainer fee of $199 down and $39 per month for an individual or $299 down and $59 per month for a couple.
- Krystal Financial Services, Inc will conduct a background criminal and eviction check. Please keep in mind that these items may not necessarily disqualify you from the program. You will be given a chance to explain the circumstances surrounding any negative items that show up. Remember your honesty on the application is a major factor in determining your approval.
- You will be assigned a counselor to help you locate your next home.
- You will also be placed into our automated system which will generate a customized search for you and you will receive daily updates of the homes that meet your specified criteria.
- Your counselor will then make an appointment with you to show you the homes that you may be interested in purchasing & assist you throughout the entire process. Once you find your home, submit the information to Krystal Financial Services, Inc for review and approval. Please understand, this step may be repeated a few times until a home is located that you qualify for and satisfies both Krystal Financial Services, Inc requirements and yours.
Step 3 - Submit Offer
- Once a suitable home is located, we will collect an initial deposit from you equal to the 1st month's rent. You will then need the remaining 2 month's rent as your option fee prior to moving in.
- Do not worry if you have past credit problems, as long as you have been honest with us about them. Included in the program is our affiliated credit repair program. This is the cornerstone of our program and is not negotiable. As a member of the Homebuyer’s Assistance Program, you will be entitled for a full refund of the cost incurred for this program when you purchase the house through one of our affiliated mortgage lenders.
- Krystal Financial Services, Inc will make an offer on your behalf and will negotiate the price and all the terms and conditions on your behalf.
Step 4 - Move In
- You can move in immediately after the purchase contract is complete on your house. At this point, you are now living in the house you selected.
- You will be responsible for all maintenance on the property during the term of your lease as if the house already belonged entirely to you. However, major repairs will be the responsibility of the investor.
- You should proactively engage and respond with us during the credit repair process. The closer you work with us, the sooner you will be able to qualify for a loan and purchase your house.
Step 5 - Buy Your House
- As soon as you can qualify for a loan with one of our affiliated mortgage lenders, you can start the proceedings to purchase the house from us at our pre-negotiated rate.
- You will receive up to 100% of all rent payments that were paid on time.
Congratulations! You have just complete the entire Homebuyer’s Assistance Program and are now the proud owner of your own home, with all the investment and tax advantages that conveys. You’re living in a “Virtual Piggy Bank” that may well prove to be one of the best investments you will ever make.
